LA Rental Owners' & Managers', truth be said;

I know for those of you out there who have (either) heard of 'Section 8 Housing Program' (or) have rented your rental units' under & in the 'Section 8 Housing Program', have probably summed up the conclusion & observation that it's all bad, not worth the hassle or etc; that low income clients'/tenant's in the 'Section 8 Housing Program' are problematic renters'.

But wait, please, I implore you to merely hear me out. Sure, there is a small percentage quanity of low income clients'/tenant's in the 'Section 8 Housing Program' that have exhibited themselves to be problematic renters' via moving & residing in a unit, only to exhibit later that they have damaged the rental unit &/or become a troublesome nuisance to all concerned, thus, ruining value, misc of the 'Section 8 Housing Program' for the rest of us 'good clients'/tenants' of the 'Section 8 Housing Program', honest. I totally hear you on & with your business/professional real estate/rental concerns' regrading whom to rent to & whether to rent to any clients'/tenants' of the 'Section 8 Housing Program'. It is a rent secure housing program, & if a tenant doesn't pay their rent continuously, their share will be covered by the local housing authority & that tenant will be removed & barred permanently from & of the 'Section 8 Housing Program', believe it. And sure, most agree that the 'Section 8 Housing Program' needs a serious rebirth &/or revival, in which to reveal unto you all LA Rental Owners' & Managers' that there is still 'good clients'/tenants' of the 'Section 8 Housing Program' that you can trust, etc that will treat the rental unit with care, respect & keep it clean & respect those of fellow tenants' & community/neighborhood - neighbors'.

But a note here, "HUD" & the various local housing authorites throughout LA County do not have the funds'/funding to invoke a much needed financial marketing/advertising campaign, in which to show, moreless the very things' I'm mentioning here, I wish they did. Which basically leaves it unto us (surviving) remaining 'good clients'/tenants' of the 'Section 8 Housing Program' to take our voucher/certificate & do the whole creatively financial marketing/advertising campaign ourselves, (survival of the fittest), so to speak, & which isn't easy, since a majority of those in the 'Section 8 Housing Program' are low income & have below poverty level annual income in which to work with, (say $11,563 annually, or $964 or so monthly).

As with myself, my voucher/certificate being $932 for a (1)BD, & desiring a safe (as in the neighborhood), habitable (no exhibitable history of pests', such as roaches) and either in the Valley or Southbay area. You get all your rental profit for the rental unit (my share at 30% of my income as determined by "LA Housing Authority" & the other half from "LA Housing Authority" & of course the pre-movein & annual inspections' done by "LA Housing Authority".
